Pros: I liked the fact that as 'mom and pop' investments me and my husband have built up a size able portfolio and wanted to move away from spreadsheets and put consolidate our financials and documentation in one area.

this property director tool give us that and we enjoy seeing how much equity we've produced over that time and how loan to valuation ratio. The platform lets us forecast our future capital growth position and loan outstanding which was great to let us know approx how our financial position will look 5-10 years from now as we approach retirement.

Cons: We found the tool very polished, cannot think of cons at this stage. Maybe if they introduce more smart tools like their forecaster tool.

Overall: We are very impressed overall with this tool. We are using the platform on a daily basis to research different suburbs and locations as we continually build our portfolio. The support team have listened to our thoughts on ideas for future reports we would like and they have added it to their list. Would highly recommend this platform.

Pros: I was looking to buy my first property in Australia and this website gave me good insights regarding the market trend, suburb value etc. Convenient place to obtain all property reports in one go especially for a person with zero experience with the Australian property market. Good value for money.

Cons: They could consider having customised reports for first home buyers so that we don't have to sign up for a whole year.

Overall: 9/10. Well designed and thought out, liked the support techie who rang me to go through my requirements.

Pros: Really great book-keeping functionality. I must admit I’ve typically been a very heavy Excel user when it comes to managing my property info but PD’s book-keeping functionality made it really straightforward for me to enter my property details. Furthermore, the wide range of reports gave me knowledge at my fingertips. Particularly liked the demographics report which allowed me to compare multiple region demographics side by side.

Cons: Would have been nice to have had the free trial for a week or so longer.

Overall: Overall a very good product which is easy to use and facilitates your property portfolio management. Support was excellent. Spoke over the phone with a PD rep who walked me through some of the reporting functionality.

Pros: > Very easy to use and visually appealing
> Outstanding built-in tools to generate transactions automatically (for example, bulk updates, creating quarterly strata payments and all payment frequencies automatically)
> Excellent support (I emailed them a question and they responded within minutes)
> Forecaster tool is very unique
> Excellent reporting - I could summarise my portfolio, view my equity, and look at my cashflow via easy-to-consume reports
> Research reports - capital growth reports and market reports (e..g days on market) are brilliant, and I can compare multiple suburbs at once

Cons: Their product is built in the cloud, so they don't seem to have an app.

But that's not too much of a big deal as I can still use my mobile because they have got responsive design.

Overall: This is the best product of its kind I have seen to date. I think they have spent a lot of time in building and enhancing the product.

I would recommend you to check out the Portfolio Forecaster after adding you properties to forecast how much your will be worth 5-10 years from now. They base it on real suburb median price data an loan repayments, so the forecast looked solid.

I own 17 investment properties here in Australia and was able to add all of them easily - I have a fairly diverse portfolio of apartments, land and unit blocks and Property Director catered to them all.

I am subscribed to their professional plan which gives me access to everything (including capital growth report) but I would recommend checking out their 7-day trial as a minimum if you are a property investor who owns at least 2 properties, because their book keeping is easy to use and awesome.

Well done on a great product, I can see myself using this often in future.
