When deciding whether to become a Host on Airbnb in Italy, it is important for you to understand the laws in your region or city. As a platform and online marketplace we do not provide legal advice, but we want to provide resources that may help you better understand applicable laws and regulations. This list is not exhaustive, but it may give you a good start in understanding your local laws. 

There are four requirements for the Friuli Venezia Giulia region that are applicable, whether you are a professional Host or an individual, to tourist rentals of any duration—Structural and organizational requirements, Notification of accommodation for tourist rental, Regional Identification Code (CIR), and Reporting tourist data. Structural and organizational requirements

Before starting, you must make sure that your property has the sanitary and building requirements laid down by regional and municipal regulations for residential accommodation.

You can provide electricity, hot and cold water, gas, heating and air conditioning, maintenance of the accommodation, repair and replacement of deteriorated furniture and equipment, cleaning of the accommodation at each change of guest and, if requested, the provision of clean laundry, exclusively at each change of guest.

Bear in mind the requirements of the Annex I of the region.

Notification of accommodation for tourist rental

Before starting, you must inform the municipality of the period you intend to rent the accommodation, the number of rooms and the number of beds.

To do so, use the communication form provided by the municipality where your accommodation is located.

Reporting tourist data

You must communicate to the region the daily data on arrivals and presences and the number of rooms and beds available for tourism purposes, via the WEB TUR platform.

Difference between tourist rentals and other extra-hotel facilities

Please note that an accommodation for tourist rental/short-term rentals is different from extra-hotel facilities (ex: holiday homes and apartments, guest house, etc.) for which regional legislation provides several other obligations (ex: the SCIA, etc.).
