The property industry is plagued by conflicts of interest, razor-thin margins, a parochial mindset that clings to traditional practices, and a zero-sum mentality that views collaboration with suspicion. It’s far simpler to stick with the status quo and slap a band-aid on broken system than to challenge its foundations.

Agents

We only charge standard market rates for conveyancing, so our costs are comparable to those of the average solicitor in your area. Sellers pay their legal fees, and buyers pay their legal fees, as per the traditional process. The use of the Conveyo platform and process is completely free—none of the advantages we provide come at an extra cost.
In the ideal world, yes. The issue with the current process is not with the solicitors themselves – it’s that nobody is at the wheel of the transaction. If either solicitor is incompetent or becomes unresponsive, there’s nothing anyone but the client can do. Sadly, clients can be easily influenced and generally lack the expertise to evaluate whether any delays are justified or simply the result of ineptitude. What’s missing is a ‘party above parties’ with the authority and competence to consistently steer the transaction in the right direction—Conveyo. TL;DR: Conveyo can also work with just one side of the transaction, akin to a regular conveyancer. We maintain significantly higher success rates than the market and boast a modern, client-centric process that is second to none.
In our experience, very few buyers insist so strongly on using a specific solicitor that they would forego the advantages of Conveyo. Again, getting the process right is as important as choosing a good solicitor. As an alternative, if buyers prefer to proceed with a solicitor of their choice, we offer them to purchase the sale pack at cost. This contains the exact same data that their solicitor would obtain, but delivered upfront, saving up to 8 weeks. There is no factual reason why a buyer or their solicitor would turn down this option.
Conveyo collects a £299 fee from the seller upon instruction, which is refunded once the buyer instructs Conveyo or purchases the sale pack. This fee allows us to prepare the property for exchange. The £299 charge covers data costs, such as property searches, official copies, and title review. The pack is valid for 12 months from the date of instruction.
While we don’t control the chain and people can be unpredictable, for chain-free transactions we typically have a 30-day turnaround on freeholds and a 6-week turnaround on leaseholds.
We’re keen not to disrupt your unit economics. If you normally charge a referral fee, we will match it.
Absolutely yes. We can still vet vendors and properties for you (ID, AML, address, and title check), prepare all material information for your listing, guide the client in compiling the onboarding forms, and screen any buyers (ID, AML, address, and source of funds checks). But please bear in mind that we won’t have any direct influence on the outcome of conveyancing!
We take a cut of the legal fees for making solicitors faster and more efficient. Conveyo allows them to handle up to 5x more transactions in the same amount of time.
At this time, we do not accept third-party solicitors. This policy helps us avoid situations where we cannot set the pace, intervene to remove blockers, or replace a case handler if we believe it is in the best interest of your clients. Conveyo aims to guarantee collaboration, smooth progress, and open lines of communication at all times.
