When deciding whether to become an Airbnb host, it is important for you to understand the laws in your region or city. As a platform and online marketplace we do not provide legal advice, but we want to provide resources that may help you better understand applicable laws and regulations. This list is not exhaustive, but it may give you a good start in understanding your local laws. If you have questions, visit the short-term rental homepage or other government agencies directly, or consult a local lawyer or tax professional.
The Jamaica Beach City Councill passed Ordinance 2023-11, on October 26, 2023. It requires owners of short-term rentals to register with the city annually, and also enacts several operating standards for owners. Unregistered listings and noncompliant listings may face fines up to $500 per day.
There is an annual Short-Term Rental Registration fee that is due one year from date of issuance.
To register your short-term rental, please visit Jamaica Beach’s Registration Webpage. Please contact Caydie Farmer at 409-737-1142 Ext. 101 (Option 7) or [email protected] with questions on short-term rental registration.
Jamaica Beach’s ordinance imposes operating standards for short-term rentals in the city. Owners are required to post their Jamaica Beach Short Term Rental registration certificate on the back of the short-term rental’s front door. Owners must name a designated local contact, who is available 24/7 and able to respond within 60 minutes of being notified of any concerns. Additionally, owners must post their registration number and the phone number of their designated local contact on the exterior of the property, using a minimum of 2 inch lettering. Finally, owners must specify the maximum allowed occupancy of their short-term rental in all advertisements and rental agreements.
Beginning November 1, 2024, Airbnb will automatically collect and remit Jamaica Beach’s 9% Hotel Occupancy Tax on behalf of our hosts.
