Horrible platform, I invested $10k in brickx houses, the dashboard showed growth of up to $15k across a few years and I went to sell my bricks, I was left with $8k in cash - how does that even happen when the Bricks were higher in value?
Avoid at all cost - stupid platform.

Have been with brickx since 2022, even though the house market has been going crazy, my ROI is somehow only 10.59% not sure how that is even possible considering I could've made more money than that on probably 99% of properties

I have used this platform for many years and used to reguarly contriibute to my balance each month for a few of these years.
Initially it was ok because brickx didnt charge many fees - transactional costs on buy and sell side initially but these were not significant.
Today however there are crazy levels of fees being applied and these are fundamentally resulting in many of the properties having very low returns and most of them having negative yields despite many being purchase 5+ years ago and rentals increasing significantly in this time!).
This platform has become solely a capital appreciation play rather than seeing it as receiving some income while benefiting from capital growth long term.
An example of a property with an income of 53000+ pa which has a positive yield of 1.1% - All fees below pa
Investment Management fee - $11300 (21%!!!) - ridiculous!
Property managmeent fee - $3400 - 6.4% (fair)
Audit and Valuation Fee $3100 - 5.8% (ridiculous)
Custodian Fee $1100 1.9% - surely part of investment management fee - ridiculous
Then normal costs of Strata and Council rates , insurance etc.
The net outcome is the majority of properties now have a negative yield (all of them were purchased many years ago with positive yields when i bought them but the fees are now killing this platform). to charge up to 2% investment management fee of the (often inflated) property values essentially means there will never be any remaining yield for the actual investors -(justified by claiming there is overhead in managing the property, trusts etc but these are also separate fees) - its just a crazy level of fee on residential property.
On top of this - i have attempted to exit all my properties and listed them at the brickx valuation price - all of these were on the maket for more than 100 days and not a single brickx was sold.
Numerous properties now have bricks listed at 10,15+ % below valuation and they still dont sell. I suspect this is all the people that are sick of no monthly return and want to exit the platform. I think unfortunately we just have to wait for the 5 year voting or take a huge hit to leave.
My recommendation is to not tie your money up here - invest in REITS on the ASX if you want property exposure - its far more liquid and larger scale so fees will not represent 25%+ of the income.

You tell all lies(per your conference call). You are not returning 10 plus a year and you are not paying 4.5. Both lies. Invested 250K. Underwater, making 3.65. Terrible. Rents are up 30 percent. Still waiting for a reply. Thanks for responding.

While in understand property investment in general BrickX gives me the opportunity to participate in property investments that I’d otherwise not have the opportunity, know how or courage to get involved in like developments, seniors living, short stay accommodation and affordable housing which are things I’m getting to dip my toe in on at the moment thanks to this Platform. Would like to see some more types of property and more options in each state but not complaining that’s for sure.
We invested in a residential property fund with them and were pleasantly surprised that the returns were higher than promised, and the property was disposed of in a timely and orderly fashion. Very good operators and would happily invest again.

BrickX is a dynamic platform that not only allows me to buy fractional property, but also to get leveraged returns from investing in property developments.
Whilst I could invest in a property syndicate, I wouldn't have the security that BrickX offers, being an ASIC Registered Fund with a regulated Custodian holding the property title and the ability to sell Bricks to willing buyers, or buy more Bricks from willing sellers.
Plus, the management team behind BrickX - Joe and David - are savvy operators who know property, compliance and how to negotiate a good deal for the platform.

I don’t know much about investing but this has been simple to understand and I get great joy from buying bricks for my grandkids - less plastic toys for the kids and more Brickx bricks is my motto!

I've been in and out of Brickx for multiple years. Not rich but it's a great way of building up your savings and dabbling in real estate. They provide a complete tax statement. I believe a bit more advertising needs to be done to increase the investors.

Put bricks up for sale months ago, finally got an email to say its sold, only thing is instead of the 0.5% fee on transaction advertised they charged me 102% fee that's right the fee is larger than the sale
EDIT: The Team at Brickx has promptly responded and resolved the issue in 3 hours of it occurring and waived the fee this time as compensation, as such I have increased my rating from 1 to 4 stars as their customer service was quick and helpful.
The largest issue with this product/service is the solvency of the assets but they do have information advising of this on their site, so what ever you do, only invest money you are fine without for a long period of time as it is a property investment which can take prolonged periods of time for transactions to occur unless you are willing to buy high and sell low which defeats the point of investing.

I invested $560 into this back in 2020 purely to see how the fractional ownership model worked. I paid $111 for 5 bricks in August 2020. There are bricks available in this property today nearly 4 years later for $105. My Wallet has received a total of $41.09.
My recommendation - put your money into managed funds. You'll likely get a better return and better dividend. I actually don't see any benefits to this investment model at all.

I invested with Brick X after reading a lot of what I can only describe as deceptive advertising. I have a lot (6 figures) tied in with this company. This was initially going to get me into the property market. Get me a house deposit saved. Problem is, they’ll gladly take your money. Their fees essentially chew up any dividend after expenses are deducted. I have to wait to get the property’s sold, in order to get my money out. This means longer being a renter. I have missed multiple opportunities to buy a physical place I can live in. I have been homeless in the past, and wanted to invest to save money to buy a home to live in, so as never to have to worry about homelessness again. That won’t happen now. Please please don’t invest with this company. The stress, and problems this has caused has caused me a great deal of distress. If I knew then what I know now, I never would have invested a single cent with this company.

Invested $2500 in smart invest over 10 months, portfolio says value is $2650, but if I actually want sell my bricks then I basically have to lose 5-6% as you're competing with others to lower your brick price to sell. On top of this there are fees for transactions which if my bricks sell I'm $70 out of pocket + the fees. The only ones making money here are brick x.
Should have just put it in my home loan and saved 6%, what a sh#@ show

Not really best decision I have made investing on brikx ,fees is high and return or distribution is quite low most worst part is I have been waiting to trade all of my holdings for couple of months. In my opinions this is not right place to invest you need to sale them you cannot sale immediately had to wait until someone buys. That's is terrible at least found out quicker and thank God I only put my smallest fractions of savings
