Annual HVAC Check

This was for my annual furnace inspection. I am used to getting someone who actually spends some time checking my system. This person changed my filter and spent a few minutes before telling me everything looked good. I wish that my previous person would continue to inspect my HVAC system.

Customer Service Is horrible

I’ve been a loyal customer of First American Home Warranty for quite some time and have even added coverage to my investment properties. I’ve also referred family, friends, and clients because I genuinely believed in the value of the service.
Unfortunately, my most recent experience was very disappointing. I submitted a service request for a garage door that was unaligned and damaged. When the technician arrived, I was informed the repair would not be covered. The repair itself cost over $250, and I was still responsible for the $100 service fee for a visit that resulted in no repair.
When I contacted customer service to request a refund of the $100 fee so I could apply it toward the repair, the representative was dismissive and unwilling to help. As someone who has consistently paid on time and supported the company through referrals, that response was frustrating.
In total, this issue cost me close to $400 out of pocket. I understand that not every repair is covered, but customer service and how situations are handled matter. I hope the company takes feedback like this seriously and works on improving how loyal customers are treated.

Requested service for washing machine…

Requested service for washing machine timing control break and paid deductible. I was name of repair company that was assigned for service(repair) and I would receive call to set service appointment. Waited 3 days; never heard from the service company; called them - no answer - left voice message - never received return call. Finally called First American Home Warranty cancelled service call and asked for deductible refund then called a repair company I found on Internet web site. Got excellent service at a reasonable fee including parts

Advertised Coverage Limits Don’t Match Reality — Claims Paid Far Below Limits

Tried to do a lot research around home warranties before moving forward with First American as I know home warranties in general have a very bad reputation. Paid for every upgrade I could find to try and make sure my coverage was robust and was assured by the sales folks that if an issue happened they would make every effort in repairing or replacing if necessary with equal quality up to the limits in the coverage. Just had my first experience submitting a claim as had a water heater than needed to be replaced. They wanted to replace it with the lowest quality water heater they could find costing them well below their coverage limits. When I asked why I am not getting something of equal quality they told me they don't try to match quality but match specs (i.e 50 gallon tank). I refused to let them install the lower quality product and just asked them to pay what they cover and I will pay any difference in cost. They then took a long time to get back to me and offered me cash value of well below their coverage limits. So just be aware that although they advertise competitive limits and can purchase additional limits for certain things they have zero intention of trying to match the quality of what you have and have every intention to go as absolutely as cheap as possible per the fine print of the contract. Terrible experience and would not recommend them at all.

Worst service ever

First American Home Warranty (First American) has reviewed the consumer's plumbing claim. First American's records indicate on January 30, 2026, the consumer placed a claim for their water heater and pipes indicating there was no hot water and the shower was leaking. First American dispatched the claim to independent contract Quality Breeze Heating and Air Conditioning LLC who advised they found an issue with the plumbing pipes located under the shower floor that would require accessing them through the floor which they did not do. The plumber requested the claim be transferred to another plumber. First American transferred the claim to independent contractor BKM Plumbing and Drain who advised they had found fresh water flow restrictions to the shower and the shower valve and also found rock in the shower valve. First American does not cover fresh water restrictions. The consumer may refer to their warranty contract section Plumbing which states: "NOT COVERED: FIXTURES, FILTER, SHOWER ENCLOSURE AND BASE PAN, CAULKING AND GROUTING, SEPTIC TANK, FLOW RESTRICTIONS IN FRESH WATER LINES, WATER CONDITIONING EQUIPMENT, SEWAGE EJECTORS, SAUNAS OR STEAM ROOMS, WHIRLPOOL JETS AND FIRE SUPPRESSION SYSTEMS."

The consumer notified First American they had the plumbing issue taken care of outside the warranty contract and requested reimbursement. First American requested the consumer provide a diagnostic report from their plumber so that it could be reviewed for coverage and possible reimbursement. The consumer provided the diagnostic report and invoice which stated the plumber had found replaced the shower cartridge and then found low water pressure/flow restriction to the shower valve was caused by frozen pipes under deck/4 seasons room where the shower was located. First American denied coverage and reimbursement as failures caused by frozen pipes are not covered. The consumer may refer to their warranty contract section Limit of Liability 2 which states: "Repairs or replacements required as a result of missing parts, fire, flood, smoke, lightning, freeze, earthquake, theft, storms, accidents, mud, war, riots, vandalism, acts of God, damage from pests, lack of capacity or misuse are not covered by this Contract."
The consumer's request that the service fee they paid to place the plumbing claim be reimbursed was declined because First American provided service by sending two plumbers to the home to provide diagnosis.
Per the consumer's request their warranty contract was cancelled. The consumer did not receive reimbursement for their monthly payments as per their warranty contract cancellations the consumer is entitled to a pro rata refund after a $50.00 administrative fee and all service costs incurred have been paid. The consumer's service costs exceeded the amount of the monthly payment they had paid so a refund was not due.

Miami area they only have 1 plumber on their roster. I am on day 14 after technician visit and still no report, no help and no hot water. The worst service ever

The worst service ever. The technician from In control plumbling came to fix a problem, and due to his incompetence, he broke my garbage disposal, and neither he nor the company will take responsibility. Before hiring Home Warranty services, make sure the technicians and service companies aren't as irresponsible and incompetent as this one.

During the independent contractor’s initial assessment visit, no repairs were performed. The contractor observed that the garbage disposal was jammed due to a screw inside the unit, which caused the damage. The contractor did not attempt any repairs. The allegation that the contractor caused the damage is unsupported. The issue was preexisting prior to the contractor’s arrival, which was the reason the you submitted the claim.
