Nightmare for first time home

I've been waiting since January to write this review, we are now at the end of March. This was purely to ensure £1600 was returned to us without any more issues than first encountered. I would recommend closing this company down as it is clearly a group of unprofessional toddlers wading round a telecoms room. This all started for us three months back, we viewed a house that was in a poor state but a reasonable size/price, the gentleman that showed us the property had never been there before and was a G4S engineer by day (what?), it was 7pm at night and the electric didn't work. We viewed the property as best we could considering the circumstances and noted down all the faults (of which there were a few) still, the size and price fit us and after discussing at length with one of the advisors here, it was agreed that a boat load of work was going to be done on the house prior to our move in date. We discussed when the move in date would be and agreed on a wednesday two weeks after our chat, which was great for us. So we book a movals truck (Manchester to Liverpool!) and on the DAY were told we could not move into the property. It was rearranged for saturday, so we paid for a second movals truck, transported our belongings to the property and my god, never have I been so devestated. we found the house to be in a worse state than when we viewed it, there were live wires hanging from the walls, the kitchen had flooded since we viewed and builders had been smoking inside the property, leaving a smell behind and butts on the floor, the structural damage of the house had not changed, including holes in the floor, laminate that bowed so far it was clear there was no foundation beneath, holes in the walls that had been wallpapered over! we enquired about work that was supposed to be done and were happily told "we plastered the hallway!" well i don't know what cowboy builder they found for this, as he had plastered ON TOP OF WALLPAPER. So obviously, the plaster had bubbled and looked a state. The builders had abandoned all of their tools and plaster had been walked throughout the house. So we refused to move in, I was actually contacted by someone claiming to work on behalf of estates direct (THEY DO NOT DIFFERENCIATE WHO IS THE LANDLORD/ADVISOR/EMPLOYEE) who told me I was acting childishly when I refused to stay at the property! I feel I was put under pressure as a first time home renter to just accept the situation I was in. And when I told them we were refusing to move into the property at all as we did not believe the work would be completed in any amount of time we were willing to wait for (my father in law who is a tradesman estimated the work neccessary to make the house livable exceeded £20,000, including new plumbing/wiring throughout, structural repairs etc) I recieved another call with the lady on the line again calling me childish and stating I knew what I was in for! (Great work guys!) despite not moving into the house, we incurred the cost of 3 expensive moval days, being £1600 out of pocket to estates direct, having to hire a storage container as our last tenancy had ended and being made HOMELESS AS A RESULT, estates direct chose to send my money to the DPS REGARDLESS. So, £675 in a deposit scheme, it took 20 days to register, two weeks to recieve the request form, 5 days for them to recieve it back, to find out estates direct had personally contacted the DPS to request a cheque for the amount be sent to the house WE NEVER MOVED IN TO. So, its March 27th, I have just cried to a lady at DPS about the situation we have been put in by this hellhole of a company and she has immediately acted to set things right. Not bellittle me, not attempt to slyly get her own way. She is helping me, something estates direct WILL NOT DO FOR ANYONE. It also took over a month to recieve back the first months rent which went to property moose (ALSO AVOID), and a lot of convincing for them to return the credit check and administration fee.Thank god for our new landlord, who can not do enough for us. balls to you guys though.

Top class !

We were the owners of a Victorian Guest House just 70 metres from the seafront in the popular Tourist Resort of Exmouth in Devon since 2004. We had originally planned to operate the business for 7 years but chose to carry on for several more.

In December 2015 we decided to place the property on the market and looked for what appeared to us to be the best Estate Agent in terms of cost, effectiveness ad customer service. Having bought and sold various properties previously we knew well the importance of these factors towards a prompt and successful sale.

We obtained advice and quotations from several Estate Agents locally but one in particular, Estates Direct, came to our notice. This agency offered exactly the same service as high street Estate Agents but at a fraction of the price. The only difference between the two is that Estates Direct don’t have high street premises and, in the modern day method of advertising property online, this difference did not concern us and, furthermore, the significant difference in cost did not warrant what we saw as a very minor sales advantage of on street advertising. All other advertising provision was identical or better and we opted for the top package at about £1,100.

Our local Estates Direct Representative, Mr Dirk Leonard, compared to several others, impressed us from the very beginning and he gave us unhurried, very sound advice and what we felt was a realistic asking price.

We knew it was unlikely we would see much in the way of offers over Christmas and the New Year but were hoping for some success as spring approached. During this time we monitored advertising progress online and via social media and everything promised in our chosen package, and more, was delivered. We continued to be promptly informed in detail of progress, without fail, on a weekly basis.

Unsurprisingly, our first acceptable offer was established in January 2016 but this did not materialise due to financial issues on the buyers side.

The Estates Direct advertising machine, efficiently overseen and managed by Mr Leonard, continued to provide numerous interested parties to view our property and in late June 2016, a second acceptable offer was made.

Solicitors were engaged in July and, with the help of Mr Leonard and his expert and highly efficient Estates Direct Sales Progression Team, the offer progressed to a successful exchange and completion.

This was in no small way the result of a highly professional Estate Agent team and their local representative, Mr Dirk Leonard and, on our estimation saved us at least £8,000 on high street agents fees.
Since then, we recommended Mr Leonard and his company to a friend who is progressing with a potential sale within three weeks of placing the property with Estates Direct.

We have no hesitation jn recommending Mr Leonard and Estates Direct as our Estate Agent of choice and would certainly use them again.

Really Impressive Service

Dear EstatesDirect.com,

I cannot tell you how grateful I am for all you have done for me. Further to viewing a property through you I decided to book a valuation of my own home based on the knowledge, enthusiasm and professional demeanour of your viewing agent, Steve Lyes. I was unsure of what to expect from what I assumed to be an ‘online agent’ as in the past I have always used High Street agencies, I was very impressed from the outset with how the Valuer, Ben Grove, conducted the valuation. He was professional, knowledgeable and genuinely enthusiastic about my home.

The different packages were explained to me in detail and I picked the £999 package which was on overall saving of £2,000 compared to the most competitive rate I was offered from a High Street Agent.

I was extremely happy with the service I received when my home first went on the market, a professional photographer took some fantastic photos and the particulars were prepared quickly and efficiently.

I received a close to the asking price offer within a few weeks and was kept up to date with the process all the way, I couldn’t recommend Estates Direct enough, not only have I saved money but I have received an outstanding personal and professional service.

Well Informed & Polite Service Throughout Tennancy

We have rented a property through Estates Direct in Worcester and have had a really professional experience throughout. They have always sorted any issues we may have had straight away through excellent communication and kept us informed on things at all times. Property checks were conducted at convenient times o suit us and they were always happy to help with anything. Excellent service from Matthew Sleep throughout. Excellent Service - Letting

I have owned and rented out my City Centre Apartment for nearly 10 years now with many lettings during this time. I had previously used one other Worcester provider, however, in terms of value and overall service offered, there really is no comparison.

The service provided by Estates Direct and more specifically Kayleigh Bowkett was fantastic. A full end to end service. Without hesitation, I will continue to use their services for any future requirements

I would definitely recommend Estates Direct

My house had been up for sale for well over a year, with 2 different agents. I decided to try Estates Direct and they were great. All viewings were accompanied by staff who knew the house well and they sold my house within a few months. They definitely went the extra mile and saved me THOUSANDS OF POUNDS.

Excellent value if you are determined to sell

Estate agents fees for most are dramatically reduced and the service is at least as good as alternatives. Unlike others , though, where you pay after sale success there are up front costs which you pay whether you sell or not. The staff did ,however, prove good at managing potential purchasers expectations on price rather than simply reporting unrealistic offers. We did achieve a sale and we were happy with the service.

House sold despite the efforts of Estates Direct.

The sales person talked a good game, describing the advertising, sales board, brochure and help with viewings we would receive by purchasing the 'premier package'. What we weren't told was that we would have to write the content of the brochure ourselves as the document we were sent for approval contained spelling errors, poor punctuation and poor descriptions of our property. We had several viewings, two of which were carried out by representatives of the company neither of whom were familiar with the layout and details of the property. The match between prospective buyers and our property was poor. When a buyer, who lives overseas, was found we informed the company that their negotiators weren't needed as my husband had developed a good relationship and maintained good communication with him when he returned home. The sale was put in jeopardy as the company continued, despite our instructions, to try to push the buyer to proceed at a faster rate than he was comfortable with. When we moved we received, as expected, the bill for the final part of the package. We didn't expect the money to be charged to our debit card a few days later without our consent. As we had fully intended to settle the bill we took no action but we felt it was very poor practise.
We feel that the company focus is on selling their packages not the properties.

Great value for money,delivered with professional support!

Having knocking doors,asking vendors who were with Estates Direct," do they do what's on the tin"...yes was the reply.
Comparing like for like with the high street agents it was a no brainer,in view I could save thousands of pounds!.
Marketing my home on line was no problem with the support of Dominique and her team,experience knowledge,friendly approach, and better still no nonsense chit chat
I had received accompany viewing along with constructive feedback,again similar to that of the high street agent

Brilliant....just Brilliant

Seller beware

Put under an enormous amount of pressure to pay for surveys for electrical
Wiring, woodworm and damp, not allowed to find out what building survey said, when I said I would find my own trades people questioned why I hadn't used theirs! Did not understand the meaning of the word no.
Felt that they were on the side of the purchasers, who put me in a difficult position and suddenly dropped the price citing illness as the reason. They subsequently rented out the property to estates direct viewing agent!

Good service, prompt attention and all at a very good price.

Attended promptly, had quite a few viewers to the property, if we could not be there they did the viewing for us. Sale went quite smoothly even though a buyer of the chain dropped out, it wasn;t long until another was found.

Great all round service

We had already placed a bid on another house we wanted to buy so were under pressure to get our house to market and sell as soon as possible.
Estatesdirect were excellent, they sent an advisor round straight away, who was able to explain the process and options available, and understood our desire to move quickly. They sold our house within 5 days and enabled us to move forward with our dream house. Not only that but we also calculated we saved about £1600 in comparison to another agency.
I would definitely recommend and use them again.
