Stay away unless you are a risk taker

If you find an AirBNB booking with these guys as the host - you will be taking a gamble that nothing goes wrong. The listed number redirects to a call centre in the phillipines, and the operators there in their own words say "they cant really do anything from here". My wifes weekend away was ruined because the spa was filthy and green, even after the (phillipines call centre staff) people in the chat lied and said that it would definitely be ready in advance. Even said "it will be warmed up for you ready to go!" and it was cold, green, and had zero chlorine (my wife brought along test strips). They obviously couldn't get the spa cleaned in time, especially as it was a weekend, but it didnt matter because the property was clearly not as advertised. $1300 for two nights, paid for because it had a big spa...that was un-usable. They processed us a $300 return which we did not agree to as it was not a solution, and we actually REJECTED, yet they ignored us. So now its on us to SUE them if we want that money back. Buyers really have no protections on AirBNB. Dirty business. Good luck

When a key feature like the spa is an important part of why you booked, it should be clean, working and ready to use. It’s completely understandable that you’re upset about how things unfolded.

It is also disappointing to hear about the communication you received. From what you described, it sounds like there were gaps in what was confirmed to you before arrival and what you found on the day, and that should not have happened.

Great waterfront property in Darwin…

Great waterfront property in Darwin sleeping 8. Host Lina responded to requests promptly and check in instructions were clear and concise. Property was clean and comfortable, however lacked enough lounge room seating (only enough seating for 5 for an 8 person apartment). Great kitchen with ample appliances and everything you need if wanting to cook in. Great balcony with bbq facilities. Very quiet private apartment with an array of restaurants downstairs, lagoon, wave pool, playground downstairs. Short walk into town and attractions. Great spot for families. Enjoyed the complimentary bubbles and chocolates. Would book again.

Utterly horrendous

We rented a beachside apartment for three weeks with our 12 month old child, only to arrive to a flooded living area and pervasive mould. The smell alone was unbearable. Picture mould mixed with a wet cat sanctuary.

After finally contacting the “host”Kathleen (if she can even be called that), someone came to point out the obvious problem, and then left. No solution was offered. Eventually, the carpet had to be removed, revealing mould throughout, and industrial fans were brought in that had to run 24/7..hardly the peaceful getaway we had hoped for. To top this off, the lift was broken and not highlighted to us prior, the kitchen sink leaked each time it was used and the shower also leaked.

We were forced to remain in the bedrooms, unable to use the main part of the apartment. Despite requesting a partial refund, nothing has been done. Thousands of dollars wasted. I will be pursuing this matter further. AVOID

Great communication

This review is for James Vuong and his team, who have managed our property since October last year. James and his team have been amazing and answer any queries super fast! There have been hiccups with the cleaners ( which happens everywhere ! ) and I know James is working on this area. We highly recommend James.

Don’t use Hometime to manage your unit.

We own a unit in Alexandra Headlands. As we wanted to stay at our own unit occasionally, we thought renting it out through AiirBnB was a good choice. We signed up with Hometime. They promised a great deal. We were more interested in their algorithm. They do not have any algorithm, They simply put an average rental for each and every day. They never adjusted their rent. For eg, there was a large surf event in Alex Beach, all the hotels were fully booked with the average rental around 750$/night. Our unit still showed 159$/night. ( other units in the same building went for 750/night.)
At the end of one year, the only people who made money from our unit were Hometime and their local host. We, the owners of the unit earned very little income. We actually earned more with our previous hosting company and that too during the Covid lockdowns!!
The local host Hometime chose to clean and manage our unit received two bad reviews ( for their appalling cleaning service), and neither Hometime nor the local co-host knew that AirBNB temporarily suspended our account. We had to tell them. Hometime was meant to place our unit on booking.com. It took them one year to do so and was only done after countless emails.
If you want someone else to make all the money from your unit, choose Hometime.

A truly terrible service

A truly terrible service. Had a good first year and it just got worse and worse after that. Beyond organising cleaners consistently, it's hard to see what (if anything) they actually did. The pricing algorithm they showed off about was just from PriceLabs (available to anyone), but not once in 3 years did they proactively monitor it and adjust for actual occupancy unless I prompted them, despite repeated requests to do so.

The cleaners they arranged were timely but consistently did a terrible job, despite this being mentioned regularly in the reviews. Couldn't recommend less.

We moved to Lethbridge in 2023 from…

We moved to Lethbridge in 2023 from Vancouver Island and rented a beautiful home through Hometime Rentals and specifically Jason.
We had absolutely no issues with anything. The home was extremely clean and well-maintained when we moved in and Jason even came back later in the day to change the lock code.
Anytime we needed a question answered Jason was available with a response for us.
We did have to move to a different city recently and yes we had to clean the house and have the carpets shampooed professionally but that's just a reasonable thing to do.
I would recommend anyone looking for a place to call home to contact Hometime.

I have nothing but praise for James and…

I have nothing but praise for James and his team at Hometime since joining them last year. I live overseas for much of the year so needed to feel completely confident that my apartment would be managed in the best possible way.
The process from the start has exceeded my expectations! James and his team are always very quick to respond to any queries I may have and to take appropriate action when required to ensure the absolute best outcome for the smooth running of the apartment and to optimise its success. Very pleased that it has now achieved a top rating! I am extremely satisfied with my bookings and pleasantly surprised by the number of longs stays.

Justin and his team are outstanding

Justin and his team are outstanding, excellent communication and nothing is ever too much trouble. I am also very impressed by the Hometime platform, the system has excellent scaling for income optimisation, clear calendar and access to invoices.

Excellent Property Management

Our property manager Yudo was great. He was easy to deal with and always keen to help. In fact the experience with HomeTime from first enquiry was excellent. Highly recommend.

Cancelled our booking with no offer to help or even reply

We had a family booking for our first holiday as a family in 10 years, interstate family all booked via Air BnB
We just received an email saying our accomodation was cancelled, no other offers to help find other accomodation or anything.
Not even a reply to my contacting them.
So disappointing, our kids are devastated

Stay away from Hometime, particularly for Tasmania

Do not use Hometime.
They are great at signing you and your property up. They seem professional and organised, however as soon as you sign the contract the story changes completely.

Although their contract states that they charge 20% only on the net received amount from Airbnb (excluding Airbnb commissions and cleaning charges), the reality is that they put a hidden percentage on the cleaning fee that they charge to the guests. On top of being in breach of the contract, this means that cleaning charges passed on to the guests are astronomical (for a 5 bedroom house it was over $900) which makes it really hard to rent the house, damaging our revenue potential significantly.

They give you a revenue forecast and when they fall behind this, their only suggested solution is to reduce prices. They do absolutely nothing else to improve the quality of listing, photos and try to improve conversion rates.

When we signed up they were just on Airbnb but they promised that they would be on VRBO and Booking.com within a few weeks. 12 months later they were still only on Airbnb and could not provide an ETA for the launch on other platforms.

They have a local partner in each area, in our case the partner for Tasmania lived in Launceston. Having her based in Launceston, with our property in Hobart was an issue in itself. It meant that she had no real control of the quality of the cleaning, management of any issues or problems with the house. The communication kept being poor or non-existent and she disappeared for weeks not answering emails or text messages. When repairs or improvements were needed and we asked her to provide details, the most common answer was "this is not my job, you should talk to the trade person directly".
The cleaning quality was a disaster throughout and we had bad reviews and guests complaining about the house being dirty.
This despite the astronomical charges for cleaning.
When at the end we decided to switch to a different provider, she left the house a mess and we had to pay over $2000 to rectify the poor cleaning and the broken items. We asked her to repay the charges that were due to poor cleaning and she refused to do so.
The only positive thing is their customer service representative, who tried her best to at least communicate with us. However with a team and an organization that does not work it is of little help to fix problems.
Overall I would strongly recommend that you stay away from Hometime
