Seems like a decent service all things considered. I'm pretty sure however that they did not disclose the fact that they planned to charge me monthly for the service. If I had known that, I would not have asked for a report. So I went to check the main site and sure enough it says right on the page now that they charge a monthly fee. But get this - I have been charged $20/month TWICE a month for a few months and it doesn't even say that's what the cost is. They have been charging me $20 every 2 weeks and that's not even what their cost breakdown says. So yeah, this is a scam. Do not trust this company.

Sketchy and dishonest
I rated them low because they are not honest. I signed up for the one time record, was then somehow unbeknownst to me signed up for the 20/mo subscription. I asked for proof that I signed up for this when I cancelled it and they did not give it to me and just assured me I will not be billed further. I was never sent an email that I had signed up for a subscription and I was never emailed a bill. Was not worth the one property record I needed.

I used PropertyRecs.com and its not trustworthy
I used PropertyRecs.com to pull a property report and ended up being billed multiple times: two separate $5.00 charges for a “report bundle” and $1.00 for the initial report. When I contacted customer service, the representative (Andy Wright, #1029) told me my account was closed and that a $5.00 refund had been issued on 2025‑12‑23 with Confirmation #8590728.
The problem is that this refund never showed up at my bank—no pending item, no posted credit, no reversal, nothing. I went through my statements and transaction logs with my financial institution, and there is zero record of any refund from PropertyRecs.com. Even after I explained this and asked for verifiable proof (like a reference or authorization number my bank could trace), they just repeated that the refund was “already processed” on their end and told me to check with my bank again.
At this point, I feel like they are using an internal note to claim the issue is resolved without actually fixing it or proving the refund exists. The dollar amount is small, but the principle matters: if a company says they issued a refund, they should be able to show a real transaction that your bank can see. Until they provide actual proof or issue a valid refund, I would be very cautious using this site and strongly recommend watching your statements closely and documenting everything.
